Job Description

Position Summary:  Responsible for building maintenance for up to 60,000 square feet of commercial property for a non-profit agency; manages small staff for building maintenance, kennels, food services, and security.

Key Responsibilities:
•Creates, manages, and maintains agency-wide facilities maintenance plans.
•Oversees the maintenance of all agency facilities by maintaining staff schedules, policies and procedures, and supervision of maintenance technicians.
•Oversees the operations of the animal kennel by maintaining staff schedules, policies and procedures, routine inspections of the kennel and supervision of kennel staff.
•Oversees the food service operations of the shelter by maintaining staff schedules, policies and procedures; inspects and approves procurement of food and cooking supplies; routine/daily inspections of the kitchen and supervision of kitchen staff.
•Maintains access control to facilities by coordinating the production, distribution, and maintenance of access cards, keys and airphones.
•Contributes to the maintenance of the agency’s safety plan by coordinating routine safety drills agency-wide and implementing quality improvement protocols.
•Manages all facilities-related contracts including the creation and management of RFP’s for agency contracts and verifies insurance coverage for all facilities contractors.
•Monitors agency landscaping including the planning and adjustment for seasonal weather adjustments.
•Manages the front desk receptionist to ensure adequate staffing; manages requests for facility security services.
•Manages the maintenance of agency vehicles; determines maintenance schedules.

Job Requirements

Requirements: Bachelor’s Degree in facility management or similar degree with 3+ years of experience with building management or maintenance OR 7 years of facility management experience, including staff supervision, and any equivalent combination of training and experience, which provides the required knowledge, skills and abilities.
Licenses and Certifications: Valid Texas Driver’s License and clear driving record

Knowledge and Skills and Abilities:
•Knowledge of principles and processes for providing customer and personal services.
•Knowledge of project management skills.
•Knowledge and demonstrated experience with outside vendors and contractors.
•Demonstrated leadership skills.
•Experience with project management software or similar project scheduling software.
•Proficient in Microsoft Office Word, Outlook and Excel.
•Provides guidance and direction to subordinates, including setting performance standards and monitoring performance.
•Excellent written and verbal communication skills.
•Ability to manage time and multi-task and prioritize daily tasks or projects.
•Ability to analyze information and evaluating results to choose the best solution and solve problems.
•Ability and experience to perform routine maintenance duties as needed.

Mental and Physical Abilities: Performs work with moderate physical exertion and occasional lifting of up to 75 lbs. While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel objects, tools, or controls; and talk or hear. The employee frequently is required to stand, walk, and reach with hands and arms. The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. Must be capable of regular, reliable and timely attendance.
Working Conditions: Must be able to routinely perform work indoors in climate-controlled shared work area with minimal noise, as well as outside in various degrees of heat and cold. Ability to work some weekends and evening hours for special projects.
